Reading the Owner Statement Summary

Walkthrough of the summary box on every owner statement — what each line means and how the payout amount is calculated.

Overview

Every owner statement in VRTrust opens with a summary box that breaks down the owner's payout step-by-step. This article explains each line so owners and PMs can answer "where did this number come from" without digging into the GL.

Where to find it

  1. Go to Statements in the left nav.

  2. Open any owner statement.

  3. The summary box sits in the upper-right of the statement.

How the summary works

The summary walks down from the period's beginning balance to the final payout. Each line corresponds to a section of the statement body — clicking any line takes you to that section.

Balance Start

The owner's balance at the beginning of the statement period — typically the closing balance from the prior statement.

+ Net Revenue

Reservation revenue minus channel fees, taxes, and any commissions that pre-deduct from gross. This is the line that flows through Net Earnings.

− Expenses

Operating expenses billed to the owner during the period. Pulled from the Expense section of the statement body.

− Management Commission

The PM's commission for the period, calculated per your management commission settings.

= Net Earnings

Revenue less expenses and commissions — the amount earned (or owed) for the period itself.

+/− Transfers

Manager-to-owner or owner-to-manager transfers (payouts, contributions, reserve activity) that move balance between parties without affecting earnings.

= Balance End

What the owner is owed (or owes) at the end of the period — carried into next month's Balance Start.

Validation

If the summary doesn't tie to your manual math, regenerate the statement as a draft and check the issues array for netRevenueLayoutMismatch or balanceMismatch_end. These point to mapping or ownership-period problems that affect summary totals.
