Your owner statement is published each month by your property manager and shows exactly how your income is calculated. This article walks through each part of the statement so you know what you're looking at.
To view a statement, go to Statements in your owner portal and select the period you want to review.
Statements only appear in your portal once your property manager has published them.
The summary box
At the top of every statement is a summary box that walks through your balance step by step, from where it started to what you were (or will be) paid.
Line | What it means |
Balance Start | Your balance at the beginning of the period. This is the same as the Balance End from your prior statement. |
Payouts | Any payouts that were disbursed to you or your property manager during the period. |
Balance Forward | The sum of Balance start minus any Payouts. |
Net Revenue | Income earned during the period, which is reported in the Net Owner Revenue section on the statement. |
Expenses | Invoices billed to you during the period, such as operating or maintenance expenses. |
Balance End | The sum of your Balance Forward, plus Net Revenue, minus Expenses. This carries forward as next period's Balance Start. |
Using a reserve? If your property manager holds back a reserve for future expenses, you may also see a Reserve line and an Available Balance line — the amount actually payable to you after the reserve is set aside.
Net Owner Revenue section
This section lists your income by reservation or as an aggregate, with the revenue, fees, taxes, commissions, and any additional columns configured by your property manager. This gives you a clear line of sight from an individual reservation to the dollars on your statement.
You can freeze or unfreeze any column in the table by clicking the icon in the upper right hand corner of this section and checking or unchecking options from the dropdown.
Expenses
Below Net Revenue, you may see an expense section. This is usually where any maintenance or property expenses are listed. Each line shows the transaction description, date, and amount.
Payouts
This section itemizes payouts made during the period, including the date and amount of each transfer.

Your property manager configures how sections on the owner statement are grouped and labeled, so the exact sections you see may vary.
Downloading your statement
If you wish to save a copy of your owner statement for your own records, you can download any statement as a PDF or as a CSV file.
